Phase I of the Bell Tract housing development moved forward earlier this month when the North Myrtle Beach planning commission recommended approval of the subdivision.聽
Accessed by Water Tower Road and just south of Highway 90, the land is currently undeveloped. Pulte Home Company are developers of the project and agreed to pay the city of North Myrtle Beach almost $6 million to pay for street and streetscape improvements, drainage, water and sewer system extensions and other infrastructure improvements.
Developers plan to build 92 single family homes on the 36-acre tract.
The land is zoned R-2A, which allows density up to multifamily apartments, but plans for Bell Tract show only lots for single family homes. The lots range from 6,360 square feet to 12,570 square feet.
The following roads will be created in the subdivision: Long Meadow Way, Watershed Way, Gray Bark Drive, Long Branch Court, Potters Pass Drive and Martins Cut Drive.
With no public comment and only two items on the agenda, the meeting was quick.
Planning commission member Callie Jean Wise said the commission is concerned about 鈥渆xponential growth and development鈥 in the city in regard to traffic and roadways and read the following statement that she wanted to relay to the North Myrtle Beach city council.
鈥淪CDOT is responsible for many roads within our city limits and their philosophy is once the traffic is here, or becomes an issue, then they will provide services to relieve/rehabilitate the roadways," Wise said. "As a Commission, we believe in a proactive approach versus a reactive approach when it comes to traffic and our roadways. We are asking that City Council consider that all future development on Water Tower Road and Highway 90 projects be required to have deceleration/turn lanes or require roadways that are less than 20 feet be improved with 2 feet of asphalt shoulder adjoined with another 2 feet of dirt/grass shoulder.鈥

The Horry County and NMB Council should require all new (neighborhood) roads meet county standards. Almost all are too narrow and do not have adequate base depth to enjoy upgrade to county maintenance. This should never be allowed!
